Information on Proposed Development

33105 Thomas Avenue and 33440 Cardinal Street

Proposal

The proposed development would require an amendment to the Official Community Plan (OCP) and a Rezoning Application.

  • Current OCP Designation – Rural
  • Proposed OCP Designation – Suburban
  • Current Zoning Designation – RU36 (Rural 36 Zone)
  • Proposed Zoning Designation – S36 (Suburban 36 Zone)

 Notes:

  • Size of lots in the S36 zone are dependent on water service
  • Municipal water service allows 0.88 acre lots
  • Well water allows 1.73 acre lots
  • Secondary dwellings are not proposed as a part of this development

Benefits to Steelhead:

  • The developer has negotiated with Telus to bring fiber optic lines into the area to service all of Steelhead if the project is approved
  • Fiber Optics would provide high speed internet, HDTV, and enhanced telephone service to all residents
  • The developer has begun contacting Emergency Service Providers (RCMP, Fire, etc…) about how enhanced  communications could provide better emergency services
  • Improved ability to operate a home-based business with improved communications
  • Educational benefits with high speed internet

The owner/developer is a local Steelhead resident and builder who would like to contribute to improving the Steelhead Community Hall and providing jobs to the local community as parts of this project.
